Legal Question in Real Estate Law in Florida
I have $1000 in escrow for purchase of a house. The seller did not meet the terms of the purchase and sales agreement, because she couldn't get clear title. We asked to have the P&S voided. She has since disappeared and is apparently not reachable. Months later, the title company won't release the deposit because they can'y get her signature. What are our options?

Sue the title co. In small claims court.
Your purchase and sales agreement controls the remedies you have for the return of your deposit. You need to have that contract reviewed. You may need to sue in small claims court, but you likely will need to include all parties in interest including the seller. You may also have a right to attorney's fees pursuant to your contract. Hire an attorney.
