$10,000 finders fee legal for finding buyer?

Is it legal for a friend who is selling a house to give you a gift at closing for finding the buyer for them?

Absolutely not. It is illegal for anyone who is not a licensed broker or salesperson to receive any compensation from the sale of a home. It does not matter what you call it, be it a commission, finders fee or gift, it is still compensation and is illegal.
