Legal Question in Real Estate Law in Florida
on a 1 year lease on a residential property (i am the owner) what obligation do i have to the realtor/property manager for the last 4 years that in my opinion
has gotten so close to the tenants, that he is representing them more than me.
He found the tenant and signed the lease for 1 year at a time. can i terminate him or must i wait till the lease is up, if so then when can i give notice terminate him.

Not enough facts to answer your question. Do you have a written agreement with the realtor? What are the terms? Someone needs to review that agreement with you as that document will control your relationship.
