Legal Question in Real Estate Law in Florida

I need to add myself to a deed

Hi,

I have asked my mortgage comany and they said it's ok to just have my name added to my business partner's property without a refi. I have researched Quitclaim and warranty deeds but have not found any that only convey half the property, or add my name equally. I do not want to pay for a lawyer and want to do it myself at the county clerk of courts. What form or language do you recommend to add to a form.

Sincerely,

Concerned Business Partner--name removed--Wright

NOTE: This communication is not intended as and should not be interpreted as legal advice. Rather, it is intended solely as a general discussion of legal principles. You should not rely on or take action based on this communication without first presenting ALL relevant details to a competent attorney in your jurisdiction and then receiving the attorney's individualized advice for you. By reading the "Response" to your question or comment, you agree that the opinion expressed is not intended to, nor does it, create any attorney-client relationship, nor does it constitute legal advice to any person reviewing such information, nor will it be considered an attorney-client privileged communication. If you do not agree, then stop right here, and do not read any further.

Use a Quit Claim Deed but make sure you used the proper language or else it might cloud the title entirely. You are probably ill equipped to do this without an attorney. You may save a few dollars now, but incur substantially greater costs when paying an attorney to resolve the mistakes you made in trying to save on the nominal sum an attorney would charge to correctly prepare a deed.
