Legal Question in Real Estate Law in Florida

add me to the Deed

My Girlfriend and I wants to add me to the Deed of our Florida Condo so I can have input to our Condo meetings and other reasons. We have talked about getting married, but I guess that is just one way. What ways can we do this easyily?

Re: add me to the Deed

Adding one's name to a deed is a very simple matter of having an attorney prepare what is called a quit-claim deed for you, and having it recorded in the public records.

That said, many problems may arise for you if the matter is not handled properly.

First, there is the matter of documentary stamps tax that the state may require you to pay as a result of the "conveyance".

Second, does the condo association require any approvals.

Third, is there a mortgage? If so, your girlfriend may not be permitted to add you to the deed without the consent of the lender and addig you to the mortgage.

If adding your name to the title is something you truly wish to accomplish, you should retain a local real estate attorney to handle.
