Legal Question in Real Estate Law in Florida

I have a addendum to contract that both the buyer and seller have signed however the seller crossed out a portion of the addendum and initialed beside the crossed out portion. Is the contract binding? Again both seller and buyer have signed the contract.

It sounds like the underlying contract is enforceable assuming it is complete on its own. The addendum is a question mark. It needs to be reviewed by an attorney. Dont assume anything, get competent real estate counsel now.
