Can you advice the cost for a lawyer to do a home rental contract.

Also, I need to add my name to my mother's home deed since my father passed away last year. I have been checking on the internet and have found info on quit claim deed or ladybird deed. When is one used over the other and also what would be the cost for that.

Total fee for both is $600 depending on time involved. Ladybird deed permits life estate of resident and title of remainder to another.
