Legal Question in Real Estate Law in Florida

Agreed upon ,set forth terms , wait no deal

my wife and I made a verbal deal on a peice of real estate , and agreed to the terms. she then wrote out the terms on a sheet of paper listing the selling price the mortgage (that she was going to hold) for 1 year . a 2,000 dollar deposit (which didnt get to happen)and the balance of the deposit 3,000 to be paid at closing ,afetr which the balance due to be financed would be 64,000 dollars ,she also mentions on the same sheet of paper that the closing fees will be taken care of the buyers , as well as a list of items that came with the property (refridgerator, ceiling fans , blinds ect. this document is not a formal document and has only her address and name but it is neither signed by us or her . we set up a meeting to provide the 2,000 dollars to her in exchange for some kind of written legal doc.so after weeks of contact and lengthy visits wioth her she has told us that the deal is off . our question is ; do we have any legal right to get her to honor our verbal agreement or the agreement on paper that she hand wrote herself which also has caused us to loose out on another property that we had offers on but cancelled them shortly therafter, as well as forcing us to pay another 1,00 dollars rent in the place we are in n

If the document is unsigned, you have no rights.
