Agreement for property

WF quit claimed property over to AG. Mortgage is in WF name however AG lives on property and pays for the mortgage. They are in agreement that AG is the true owner of the home and that WF is just someone helping AG because of credit purposes. AG is going to reimburse WF for any expenses on the property he may have incurred and AG has agreed that when the time comes to sell the property AG will give WF 1% of the sale price. Can they have a contract draw or agreement drawn to this effect to make it legal and can it be filed in the courts. Both parties agree however they just want to do the proper paper work in case something should happen to either party.

Yes, they can prepare an agreement. It does not get filed in court.
