Agreement-For-Deed

I am considering selling one of my homes using this method. I am getting 20K down. There is no mortgage. Can I construct a superseding lease to accompany the Agreement for deed that allows for eviction for non-payment instead of foreclosure? I am only considering this type of sale for an individual known to me, not to just anybody off the street.
