Legal Question in Real Estate Law in Florida

I have arthritis in my right knee and it is getting harder and harder for me to climb the three flights of stairs to my apartment. I would like to get a first floor apartment, is there a way for me to break my lease?

Not from the facts you present here. There may be a reason, but it wouldn't be based upon your knee.

You should talk to your landlord and see if they will consider a transfer of units for you. You may have to negotiate with them and renew for a year, but at least you can try.

Most landlords would be willing to accomodate so long as they aren't losing revenue. My advice is to start with discussion instead of looking to break the lease.
