Bewildered Landlord

Hi, I hired a realtor to list and find a suitable tentant for my home. The realtor's responsibility includes checking the tentant for adequate income to afford the property. Is this true? In my case, the tenant cannot afford the property w/o his wife. The realtor indicated the tenant in question made $60K/yr; hence, he could well afford $1600/mo. When i asked the realtor to see the tenant's credentials, she stated they were lost. Can i run a credit check on the tenant and check his salary? Currently, he's leaving, but i wonder if the realtor really did her job. The realtor should be able to produce all the information on the tenant ...yes. I paid the realtor $1600. to locate and screen the applicant, but i feel i got hosed.....

Look to your relationship with the realtor only. What was its nature and whether there are documents that bind you to the obligations you mention. I am assuming the tenant stiffed you; otherwise, you are holding a grudge against the realtor. If so, move on; Litigation costs $. Don't look at the tenant because you can't check his credit without a social. Without his consent you won't be able to run your checks.
