Breaking business lease

I leased a retail unit for 2 years and due to poor health and low profits I must terminate the lease 7 months early. What are my options in the state of FL.

You truly do not have any options based on the facts you presented. What you need to do is try to find someone to either purchase your business together with the lease or obtain permission to sublease the space to another party. Then you have to find the subtenant. Another option would be to try and make a deal with the landlord for an early termination of the lease agreement.

Negotiate an early termination with the landlord, or sub lease if allowed. Otherwise, the contract usually allows for collection of all rents due during the term and probably has a provision for attorney fees and costs.

I would recommend having an attorney review the initial lease for any early termination clauses or other means of termination.
