breaking your lease early

I have an 11 month lease with an income restricted apt. complex. I currently have 3 months left on my lease, but my husband and I want to break the lease 2 months early. Due to the recent crimes among other reoccurrances happening around and in the building we live. We have 2 children and want them to be safe and we feel it is unsafe here for us at this time and want to vacate without having to pay 2 months rent after we move. Is there any legal way of doing this if the property manager tells us it is not possible. All I want to do is get out of here into another place that is safe.

I would have to read your lease to provide any specific feedback relating to your rights and obligations under the lease. Perhaps the landlord will agree to terminate the lease if you give up your security deposit. In any event, if you leave early and essentially abandon the premises, the only way the landlord could recover the two months rent would be by filing suit, obtaining a money judgment and then successfully pursuing collection pursuant to the money judgment. Most landlords will not undertake such measures in the hopes of collecting two months rent. It is a risk that you may want to consider.
