Breaking a lease

I signed a 12-month rental lease in October 2000. My fiancee, who also signed the lease, has been transferred to his company's store in New Jersey. We need to leave mid-August. Do we have to pay the penalty for early termination?

Unless there is a provision in your lease specifying the remedies for early termination, you are responsible. Think about this: advertise the premises for lease yourself, then bring the prospect to the lessor and arrange for your lease to be canceled, with written release. Also, you could possibly arrange a "break lease" payment that will let you out.
