Breaking a lease for a store front

Have a 5-year lease for our Pet Store. -2 3/4 years have past -- business is not where we projected. Poorly managed strip mall, and area has not built-up to it's potential. Have opportunity to move to a much better location. Want out of lease without any problems. Is there a way to break lease or should we sell business, sublet store space, etc. The new location will be ready Oct. 2000 but we need to move fast to obtain the space.

Any help would be appreciated.

Read your contract to determine if you are permitted to sublease your store. I am unable to say whether there are other avenues for you since I have not reviewed the contract. However, if you have signed a lease for 5 years then terminating it before that time could cause problems. Therefore, subleasing may be an option.
