If you buy property and it is zoned agricutlture and several years later the county changes the zoning to RR-1. Do you have to conform to the RR-1 usage? or can you still use your property to keep livestock untill such time as you decide to sell the property. The new owner at this time would have to conform to the RR-1 usage since he/she bought after the change. You should be able to use your property for the usage that is stated on your deed.

Generally speaking you are allowed to use your property according to the zoning in place when you bought it, especially if you were using it in that manner when the zoning changed (there may be some exceptions). The new owner would be expected to conform with the new zoning, but in some cases may be able to file for a waiver.
