Closing Cost

What's is the best way to avoid additional charges placed on the closing statement by the builder.I am having a new house built on the west coast of florida,where you buy your own lot and the builder has the lot cleared by a sub contractor and has been known to add a 10% additonal fees for various charges while builing your house.This may sound like a stupid question,like why don't I go to another builder,but I have already committed money to this builder beforing knowing he may not be to honest.Please answer as soon as possible.

If you have no written contract specifying all charges you are at his mercy.

Assuming you do have a written construction contract I will provide you with an addendum clause to be added to the contract, however there will be a charge.

The terms of the written contract, assuming you have one, dictate the charges the builder may charge you. If you do not have a written contract, you may want to consider retaining an attorney to prepare one for you to submit to the builder for the builder's review and consideration. Good luck.
