Legal Question in Real Estate Law in Florida
I own a commercial building in Ybor City, Tampa area. My tenant is to pay the rent on the 1st of the month. His grace period is the 10th of the month. He is never on time and now pays me half at a time exceeding his grace period. He recently told me he will pay me when he pays me. On the months that he is late he nevers pays the late fees. What is my recourse? Do I need to hire an attorney?

You really have two choices, either allow him to continue as a tenant, or to attempt to evict him. If you choose to evict, hiring an attorney is a small price to pay to be sure it is done quickly and efficiently, but I am not sure that evicting him at the present is really your best recourse. It sounds like he is maybe a month behind, but not more. I don't know anything about your building, but I am not sure how long it would take you to get a new tenant, or what buildout allowances you would need to give to be competitive in the market place.
