Condo Foreclosure?

In Feb. 2008, I sold a condo to my sister and brother-in-law so they can relocate to South Florida. I am the mortgage holder. They pay me each month.

They decided they don't like Florida and are moving back home. I have a gut feeling they will not be able to pay the mortgage plus the maintenance fee on the condo. Should they stop paying me, would I have to foreclose on the property? Would they be able to transfer the deed back to me or would they have to sell it back to me? Which would incure the least cost?

The easiest way would be to obtain a deed.
