Can a wife sign a legally binding for her and her husband if both usband and wife are named in the contract as ''Seller''?

No, she cannot legally sign on behalf of her spouse unless she has a valid Power of Attorney giving her the authority to do so. If she does it without a Power of Attorney, she has committed forgery and the Contract may not be enforceable.
