contrct to sell property

I am 57 retired do to a military disability and have considered moving near my kids. this guy calls me and tells me he would like to buy my house and told me it was worth about $120,000 he told me to sign a sales agreement and there would be no agent involved. I signed the agreement and it was mailed before I completed my due diligence.I then found out this guy owned a big house investment operation and misrepresened himself and lied about the value ie.it's worth 190-200k. I knew it was a scam and I immediately called to cancell the deal. he said I was locked in and he would send me the title work for me to sign or he would sue. He has been very deceptive . Do I have to sign the title agreement? Thanks
