Legal Question in Real Estate Law in Florida

Dear Sir or Madam:

Hopefully you will be able to answer a question for me; I own a unique adult web business, I provide live web content for many of the large websites. My issue is I am opening a large hi tech studio 6 plus bays for models to work from, the studio is not open to the public only self contracted models; I understand the obscenity Stat; and U.S.C 2257. My question is what zoning for the building; would I have to consider operating a business like this?
