differance between types of deeds

what is the differance between a quick claim deed and a warrented deed when selling property and holding the note on said property?

Re: differance between types of deeds

A warranty deed warrants that the owner has good title to convey. A quitclaim deed has no such warranty. You take whatever the owner has (which may be nothing).
