drive way easement
12ft easement between houses. i have had access to my back yard for 30 years.my neighbor will sell his home in the near future. may i get permanent easement rights? what forms would i require ?

You may already have such easement rights and should have an attorney examine the deeds of both properties to determine what(if any) easement rights may be referenced in the deeds to these apparenly adjacent properties.
However, if the deed(s) contain no reference to such an easement, you could contact your neighbor to determine whether s/he might be willing to grant you such an easement before this adjacent property is sold.
