early termination of lease

i have been leasing space for 3 years at this center i have a 5 year lease. at the time we leased this space the center was at full occupancy, since then the anchor store has left and many of the retail establisments have followed. at this time this center is like a ghost town no cars no traffic. is there any way i can legally leave the premises without penalty. my buisness is an insurance office. i am very anxious to here from you as we pay a very high rent which was not a problem when center was a bustling center with lots of cars and traffic. but at this time i feel i am throwing money out the window . please help
