Easement rights

Iwould like to know how i can get the rights to a easement back? i bought a pice of land and the lady,and her son and wife'and heirs and assigns reserve the right to use it to get to the river it is only 10f wide by 150 long they cant build a dock there and it has a 10 foot drop to land .they have like 66 foot on the river 140 feet to the north of this easement. i have maintain it for 13 years. one of her sons has mowed it maybe 7 times and the sister-inlaw mowed it last year when i offerd to buy there rights to it.they have not been on it all this year.the main lady has not been on it in 7 or more years. they only mow it if i say somthing to them the people that live on the south of this easement dont wont it there. and there is another easement out side my gate im told it is a county easement but not maintained by them. someone said it was a privect owned easement but there is 5 different familys living off this county named road? will the or-book tell me what the easements can be used for i have book numbers and pages? thank you very much for your help vickie

Vickie,

Your rights will depend on the language of the easement rights when you purchased the property.

It sounds like you may have a claim for adverse possession with regard to the other easements, if you and your neighbors have openly been using the other easements for 7 years or more. Any covenants or restrictions should be recorded with the deed to the property.
