easements in coolier county

I have 2 easements going to my under my deed 1 is under my title insurance other isn't. The one that is not under my title insurance, the new owner has install a gate to prevet me entry to my home. This easement has been there for at least 30 yrs allowing access. Does he have the right.

Easements do not necessarily need to be recorded in the public records. It just makes it much easier to enforce in matters like these. You may have a claim against your neighbor, but you would need to retain local counsel to file an action to enforce you easement.
