Legal Question in Real Estate Law in Florida
What is the most efficient way to transfer a property in Florida between parent and child, where both are foreign nationals? My elderly parents wish to give me a property they own in Fort Lauderdale. Though they have never lived there permanently, they have owned the house and paid local annual property taxes on it since 1980, basically using it as a holiday home. They wish to give it to me because they are no longer able to travel to Florida from their permanent home abroad. The house has no mortgages, liens or other encumbrances of any kind. I estimate the value of the house to be around $200K at today's prices. My parents are foreign citizens, as am I. I intend to use the house as they have - a holiday home - and have no plans to rent it out.
