Legal Question in Real Estate Law in Florida

Not enforcing covenants and restrictions in neighborhood

we bought in a deed restricted neighborhood to keep our property value up. In Florida if you are not in a deed restricted neighborhood, you could have cars and boats in the front yard ect.

Recently someone bought a house in this neighborhood and have broke every restriction that one could break

dogs running loose, commercial vehicles in driveway, cars

on lawn, target shooting in backyard just to name a few

what can be done

i would like to sue the homeowners association for not protecting me

at closing everyone gets a copy of the covenants and restrictions some homes are valued at over 300,000

thanks

Re: Not enforcing covenants and restrictions in neighborhood

You certainly can compel your HOA to enforce its restrictions. Review Florida Statute 720.
