Legal Question in Real Estate Law in Florida

We entered into a sales contract, and now the seller and lender are making unreasonable demands. They want us to replace the air conditioner when it doesn't need to be replaced, only repaired. They also want us to conduct an additional inspection that will extend our closing date even more than they already have. Are they allowed to do this?

You are not obligated to do anything that is not required by your contract or a condition of loan approval. You need to have a real estate attorney review your contract and loan documents to be sure that your rights are being protected.

According to your question, it sounds as if the seller and lender want out of the deal. This makes me wonder why, when the market is so soft and you apparently want to purchase this property. Why would the seller or the lender care about the condition of the A/C? Why would either insist on additional inspections, if you are willing to accept the property in an "as is" condition?

There must be more going on here.
