Eviction

What are my rights as a landlord when my tenant has been asked to leave and is now threatening physical damage to my property? I have heard that the eviction process could take months and I don't know what shape my property will be in by then.

If the tenant is causing a disturbance and deliberately destroying property, call the police. Also, file an eviction action for possession and damages. You should meet with a lawyer to advise him/her of all the pertinent facts and provide copy of lease and any other important documents associated with the landlord-tenant relationship. If the lawyer knows what he/she is doing, and the tenant does not put up a fight or has no real defenses, it should take less than "months" to obtain a final judgment for possession. Good luck.
