Legal Question in Real Estate Law in Florida

Eviction time frame and steps for landlord

I have sent a 3 day notice to pay and followed up with an eviction and damages notice that the sheriff posted on 9/03 due to being unable to get the tenant to answer the door. What are my next steps for eviction and recovering damages? What is the time frame to expect being able to reclaim my condo? Does it make a difference that the lease is up? When can I legally change the locks? Thanks for your help.

You cannot change locks without a court order. Start your eviction action in your County Court.

File your eviction action in the appropriate court, obtain a final judgment for possession in your favor and against the tenant, and once you get a writ of possession, you can have the sheriff show up with you to enter the premises, empty the place, and change the locks with the court order in hand.
