Legal Question in Real Estate Law in Florida

I have a home in florida and i owe more than it--name removed--worth, can't get barely any rent and financially can't handle the payments. I need to foreclose or short sale. What is the best way to handle this? Do i negotiate with the bank or stop making payments?
