A Realtor is not supposed to draft any legal documents, including a lease. However, they can provide you will a form lease to fill in. As for the term of the lease, a lease - either commercial or residential, it can be greater than one year. As a matter of fact, leases greater than one year must be in writing.

A realtor cannot draft legal documents like leases or provide legal advice. That being said, a lease can be longer than one year.
