Legal Question in Real Estate Law in Florida

forclosure

My parents hold the mortgage on property with a mobile home on it. The buyers have removed the mobile home and have stopped making payments since Nov 2008. They also never recorded it with the courts. Does theis constitute forclosure or eviction?
