Right of Foreclosure Investors

I recently purchased a home at a foreclosure auction. What rights do I have while I await the formal title of ownership (10 days)? May I inspect the property, make repairs, begin showing it to potential buyers? How does the answer differ if the home is occupied versus abandoned?

You are not the owner until the deed is delivered to you however, you certainly can ask the bank to let you inspect if the premises is empty. If the premises has a tenant living there you need to see the lease. You may have bought it subject to their rights as tenants.

Your rights are limited until you receive the Certificate of Title from the Clerk of the Court. I would not enter the property absent the premission of whomever is in possession at the time of the sale otherwise you may be in violation of criminal trespass laws.

You have no rights to go on the property until you have title, abandoned or occupied.
