Foreclosure
Landlord has not been paying rent since October 2007, she knowingly went into contract with me in July 2008 for a year. House is now in foreclosure, hearing set in two weeks. House may go up for public auction. What are my rights? Should I continue to pay rent? Can I sue her for past rent paid? Thank you in advance for any advice with this matter.

There is probably no reason to pay the rent, given that the house will be sold soon, and you will be forced to move out. However, remember that your landlord has the right to evict you for nonpayment of rent up until the point that the house is sold. If you think the house may not be sold for several months, you may want to continue paying the rent so that you can continue living there.
Why would you be able to sue for past rent? You lived there and got the benefit of living there. You had to pay for that benefit.
