my friend live in foreclosure apartment , he didn't pay to the real estate agent , for few months , can he continue live untill the bank will close it ?

Your friend cannot live rent-free. He must continue to pay rent as long as he lives there. The owner of the apartment can file an eviction action to reclaim possession of the unit.
