Legal Question in Real Estate Law in Florida

My GF and I are renting a townhouse. We were originally buying but it is taking a bit to gather the correct paystubs so we can close, but we are still trying to buy. The owner agreed to allow us to live in the townhouse, with a 6 mo. Lease at $600/mo. Through 1/10. The first month we paid, and immediately we had problems with the AC, got a quick fix and it eventually failed again. The owner agreed to let us use 2nd months rent towards AC repair. The next month, october, he said he can no longer sign extensions on the townhouse unless i paid $850. After a couple hours of telling him 1) i can not afford that right now 2) i legally only have to pay $600/mo that we agreed on.....he responded with "i have a family to tale care of and i cant accept less than $850" thus forcing me to pay him more. Do i have any legal rights to after him or would i only be able to sue for the difference??

Do you currently have a written, signed lease that the rent is $600 per month? If so, both the landlord and the tenant are bound by the agreement.
