Legal Question in Real Estate Law in Florida
Hi..Im currently apart of a Deal involving a hotel for sale. My partner and I are the buyer reps and we're connecting them to the seller. The buyer has agreed to pay me and my partner a 3% commision to split. The seller of the hotel is requiring a written indemnification from my buyer. The seller also requires a statement from the buyer to the effect that the Hotel Owner is not engaging a broker to provide any services and under no circumstances will the Hotel Owner be responsible to pay any brokerage commission and is indemnified by the signator against any claims from brokers in the future in connection with any sale or transaction regarding the Hotel. The seller of the Hotel also wants to execute a standard Confidentiality Agreement (�CA�) between them and the buyer. How would i go about making sure my partner and I are protected? What contract should be used to ensure my partner and I get our commission from the Buyer. If i was to just send over the sellers info to the buyer they wouldn't need the middlemen any longer and that's what i want to avoid. Can you Help me?

You need your agreement in writing. It should be signed by both buyer (personally) and seller.
