Legal Question in Real Estate Law in Florida

Hi. Home in Florida. My dad passed away and he lived with his girlfriend of 20 years. Home lists His Life Estate & Her Life Estate as owners of the home. He passed away. She is currently living in the house. Who is the remainderman as I think it's me but, is it her? I can't find documents although I am beneficiary of all his assets in his will, and his trust. So now who legally owns the home after he passed? Who has to pay the bills for the upkeep, the major repairs, routine utilities, property taxes? Can I move in now to the extra bedroom? Lawyer was confused as to 2 LE's and that I had nothing in writing about the LE, I may need a new attorney. Thanks so much. Title literally says " John Smith (LE) & Karen Jones (LE)".

You need an attorney to review the actual paperwork. Who transferred the property to the two life estates? Title as you listed is unclear and needs additional data to assess.
