The mortgage company may have had a title problem and wants to correct it. If the certificate of title is vacated, then title will officially be in your name (if you were the record owner) until a new certificate of title is recorded. That may affect your liability for association assessments, for example. You are still liable for assessments as long as you have title, assuming your property is governed by an association.
