Home Title/Deed Transfer in Florida

I currently own a home in Florida (3 1/2 years). The deed is in my name. I live with my boyfriend for 8 years.

I don't qualify for Homestead exemption as I am a Canadian working legally on a work visa.

(1) Can I transfer the deed to my boyfriend who is American?

(2) Will that qualify us for a homestead exemption?

(a) If both our names are on the deed.

(b) If only his name is on the deed.
