Legal Question in Real Estate Law in Florida
Our homeowners association is responsible for external pest control. A building with a communal roof experienced a problem with rat infestation. The roof spans 8 townhouses, Is this the problem of individual homeowners or is this a hoa problem??.

Read your documents. If the roofs is open and accessible to all 8 units the HOA may be responsible. If the roof is separated for each owner, it would be the homeowner. Since it may be a common problem the HOA may want to contact an exterminator and then bill each owner.
