Inheriting tenants from a sale who aren't on the lease

I bought a rental property mid-Nov, believing that the lease the seller provided at closing was a current one. The lease I have has one name, and he doesn�t live there! I had sent an introduction letter as the new landlord and enclosed an information sheet for the tenant to fill out with a return receipt. Someone finally signed it on his behalf, but I made an in person visit to the new tenants before knowing a return receipt en route.

There are 3 people: One claims she got put on the lease (I've tried to contact my realtor to investigate this but haven't received a response yet), but she was recently laid off. One guy does contract work, but I only have his word on that, and the other guy, I suspect, is not working.

They asked for a new lease, and also asked if it could be worked out that they pay half on a specified date and the other half 2 weeks later. Also, one submitted a ''proposal'' to paint the house for January's rent. I received half of December's rent 12/7, but I haven't cashed it. I'm also sitting on my response to the other requests because I don't have enough information from them. Not sure what the implications are of the deposit I�m holding in a separate bank account because the original lessee isn�t there!

You are getting yourself into trouble. If your seller knew all of this he defrauded you. You want these deadbeats out. Court eviction is the procedure. Good luck.
