investment mortgages

I have two investment property mortgages and I am upside down on both, even with renters income, the values are now about 40%+ under mortgage amount, How do I negociate with the mortgage company, to do a mortgage modification?

There is no magic to it. You just call them and see if you can get a deal. There are professionals who will help you do this, even some attorneys. You may want to check around.
