joint owner ship of property

if two brothers have joint owner ship of two acers but one of them owns two homes on said property if they sell does the money have to be divided 50/50?

Not necessarily. The money can be divided however the brothers agree.

If they cannot agree, then one of the brothers can file suit to partition the property and have the court make a division of the ownership. The court will take into consideration each brother's investment and improvements to the property before making a decision. Each brother can then decide what value to place on his respective parcel when he chooses to sell it.

The court is not going to give you part of the value of your brother's houses if he owns them and not you. You only one the land together not the houses.
