can landlord take away fence?

My landlord has removed the gate from our fence so we will not be able to let our dog out in the back yard. He knew we had a dog when we rented and we paid a pet deposit to him. He claims the dogs is running around too much and ruining his grass (which is actually dirt) and says the dog is not allowed in the back yard. There is no unusual use of his property by our dog. Does he have this right to alter the rental after the fact? What can I do to stop this from happening?

The written lease agreement controls. I would have to read it to give you any meaningful advice. Put your dog on a leash and meet with a lawyer who can review the lease and recommend various options. Good luck.
