What can a landlord legally charge for?

I manage a furnished property for a client. The tenant moved out after 1 1/2 years. My client wants to charge her for painting, carpet cleaning, her cost for replacement items (lamps, chairs, towels, sheets, pillows etc - over 20 years old) at todays prices.

Seems like, unless the lease says otherwise, a case of ordinary wear and tear excluded.

The landlord will have an extremely hard time defending unwarranted charges if the tenant challenges the landlord's claim. Further, the tenant will be entitled to attorney's fees under Florida Statutes Chapter 83 for an unwarranted or grossly inflated claim.
